Title of the Job: Offsite Superintendent

Job Description: EDUCATION: High School Diploma or GED required. Construction Certificate and/or College Degree with emphasis in construction technologies or management or equivalent experience required.EXPERIENCE: Must have five years of Land Development or Offsite Construction Management experience in the construction industry as a journeyman or management role without a degree, or two years of experience in offsite construction management with a construction management degree and knowledge of offsite construction codes. Able to use and reference to the San Diego Regional Stanard Drawings, UBC, Standard Specifications for Public Works Construction, and standard specifications for individual municipalities.SKILLS: Excellent communication skills required, to include written and oral. Exceptional customer service skills required. Basic computer skills required, utilizing Internet, Outlook, Word and Excel. Basic knowledge of blueprints, architectural, structural, landscape and precise grade plans required. Organizational skills required to include punctuality.JOB SUMMARY: Provide exemptional customer service to everyone daily. Reports to the Offsite Manager. Is directly responsible for supervising the preparation of the land at a project, including excavation, earthmoving, installation of utilities, construction of storm drains, streets, and landscaping. Oversees the mass grading and installation of all improvements within the right of way, landscape of common areas, community and public facilities such as parks and recreation areas, and slopes to include erosion control, and the maintenance of each of the previous installations until areas can be turned over to homeowner, association, or agencies. Work with landscape contractors and architects to insure proper installation and timely resolutions to issues. Acts as a channel of information between cities, municipalities, and homeowner associations. At the completion of a job or end of a phase, depending upon how it is bonded, makes all necessary repairs for the governing agency to acceptance.Other responsibilities include but not limited to:

  • Using digital take off equipment to provide Offsite Manager with accurate information on current and future projects.
  • Monitor job sites during rain and storms and assists with erosion control.
  • Responsible contact person for the Cities, 24 hours, phone required.
  • Review all Offsite construction bills and progress payments for accuracy, and create EPOs as needed.
  • Maintain cost control through phases of Offsite construction.
  • Work with gas and electric utility planner for phasing and schedule for construction.
  • Schedule offsite trade move-ins, supervise progress and mediate overlapping work problems between trades.
  • Conduct meetings with trades and consultants to review progress and improve communication to insure a smooth-running job and a higher degree of quality.
  • Contact city or municipal inspector at required time of day to schedule inspections.
  • Schedule engineering firm for survey party to stake job prior to starting and throughout job.
  • Comply with SWPPP
  • Meet with engineers to review discrepancies on plan for resolution, and at end of job to provide information for complete as-builts.
  • Meet and schedule Geotechnical consultants as required for specific jobs.
  • Conduct landscape walk-throughs for turnover to HOA or city.
  • Schedule improvement walk-throughs with city or municipality for department acceptance
  • Direct repairs of improvements for turnover and bond release.
